The Phase One Construction Consult: Real Answers to the Questions You’ve Been Asking, and to the Ones You Didn’t Know to Ask
Since Phase One’s “Construction Consult” is the first step towards building a custom home, renovation, or addition, it is very meaningful and can set the tone for the entire experience. Our consultations are thorough, helping clients feel comfortable and confident as they move forward with their plans.
We assess the client’s aesthetic and architectural preferences during each Construction Consult, as well as land viability and possible restrictions. Thorough consultations lead to building plans that meet or surpass clients’ expectations and are ready for general contractors to use to obtain permits and break ground.

Construction Consults for Custom Homes, Additions, and Renovations
We approach our Construction Consults for custom homes, additions, and renovations intentionally, ensuring we enter the planning stage with a clear understanding of your needs and preferences, as well as any time, budget, or land restrictions.
The Goal:
The goal of a Phase One Construction Consult is to have the “real talk” with you. We will answer any questions you may have about your project, and give you a clear understanding of what you can expect when it comes to viability, feasibility, costs, and timelines.
We provide an objective perspective — separate from the builder you will hire to perform the work — for the purpose of giving you unbiased, straightforward information that you can use to make informed decisions.
What is Included:
1-2 hours on-site with a construction expert looking at your project to assess viability, feasibility, potential cost range, and realistic timeline.
The Phase One Construction Consult is typically led by one or both of our company co-founders and construction experts — CJ Disharoon (GC) and/or Pam Crane (GC).
- Design ideas for your project
- Structural and foundation concerns — load bearing walls
- Tying into an existing structure if applicable
- Site planning, setbacks, and floodplains
- Code requirements by the municipality (city/county/historic district) or HOA
- ROI (Return On Investment) and pro/con of renovating vs. building new
- Cost planning and project phasing
- Realistic timeline and how your daily life will be affected during the project
- Next steps to actually make your project happen
All too often, people start a construction project before anyone including the homeowner, builder, architect, drafter, or designer — fully understands the overall scope, goals, design, cost, and timeline for the project.
We want to address those questions before they become a problem, and alleviate construction headaches before they happen. Start with Phase One.
HOW TO PREPARE
Arrive at your Construction Consult with Phase One ready to share your ideas, likes, dislikes, must-have items, and design preferences. Not all clients have a clear vision of what they want and rely heavily on us for design inspiration and ideas.
It also helps to have a general idea of your preferred budget and ideal move-in date so we can factor them into the new build plan.
How Do Construction Consults with Phase One Differ from Consultations with General Contractors?
Our thorough process makes residential construction consultations and custom home planning more enjoyable and successful for homeowners.
Realistic Assessments
We focus on the initial phase of building a custom home – planning everything out so that the following stages go smoothly. We are realistic with clients and are upfront about how much customization will cost and how much time it might add to the construction timeline.
Heightened Customization
During the consultation, we can discuss how to creatively implement all the custom features you want for your home, from a specific style of crown molding to an ideal layout for your family. Rather than choosing a home from a portfolio that’s been pre-engineered and pre-designed, you can have in-depth conversations with Phase One to get the exact custom house you want.
Detailed Building Plans
We work on completing detailed building plans after the initial Construction Consult with clients. Once finalized and approved, we will provide you with digital and physical copies of everything your general contractor needs to obtain permits and begin construction.
FAQs About Construction Consults with Phase One
Do You Need to Purchase Land Before a Construction Consult?
We cannot meaningfully move forward with house plans if we do not know the exact land you plan to build on. Land assessments tell us what is and is not possible based on the soil composition and stability, slope and elevation, and zoning restrictions, so it helps us if you have already purchased the lot.
Do You Need a Construction Consult for an Addition?
Construction Consults don’t just make full custom home builds run smoothly; they also make additions run smoothly. During your consultation for an addition, we can discuss how to seamlessly blend the two structures.
How Can You Prepare for a Phase One Construction Consult?
Clients can prepare for an upcoming Construction Consult with Phase One by compiling a list of must-have items and taking time to consider their preferred colors, architectural styles, and other design elements. Bringing inspiration photos always helps, too, and lets us see exactly what you want.
Can You Set a Budget During Your Phase One Construction Consult?
During the Construction Consult, we encourage clients to tell us how much they are comfortable spending so we can craft house plans that stay within their budget, considering all costs, including land preparation, materials, labor, and finishes.
Do You Need a Contractor Before a Construction Consult?
You do not necessarily need to hire a general contractor before your residential construction consultation with Phase One. When hiring a contractor, it’s important that they can handle the architectural elements of your custom home.
How Long Does it Take to Design Home Plans After a Construction Consult?
It may take us just two months to design your custom house after a Construction Consult with Phase One. Stay in touch after the consultation and send us any additional design inspiration or ideas you have.
What if You Don’t Know What You Want Before a Construction Consult?
You don’t need to know exactly what you want your custom house, addition, or home renovation to look like when scheduling a consultation. You can tell us your style and color preferences, and we can help steer you in the right direction.
